what makes you go to broker open houses?

Today I put on a broker's open at a listing of mine and had 1 person show up in the 2 hour period I held it open.  Granted, I am aware that this one particular area has had lower sales activity than others in the past 1.5 years.

On the other hand, last week I had a different listing held open for broker's and while I only had 4 agents stop by, one has an interested buyer (they hung out for over an hour) and I also had about 3 or 4 groups of passersby stop in. I actually felt like that open house was a bigger success. 

The first listing (noted here) is on a side street whereas the other one is on a much busier roadway near a very popular local park with lots of pedestrian as well as vehicle traffic.  So, that could account for some of the differential in volume.

Agents - I ask: What makes you show up to a broker's open?  Do the incentives that some people put out actually entice you over a plain broker's open that is being held for the sake of bringing in activity while looking for true feedback on a home?
